This is what I have been advised so best to also check. 

Double check any cap ex you might have coming in the next year or more there so you can plan to set that aside (boilers, roofs, etc).

Check if your general contractor has W2 employees and has worker’s compensation.

Check for cracks in the foundation, condition of the mechanicals, any water coming into the basement, etc. 

I believe Airbnb and Vrbo dont do credit checks is this right?

For networking, check out local BiggerPockets meetups or real estate investor groups in Orange County.

If you want to talk to a good agent out in that area I would reach out to Jen Day @Jen DayI would also check facebook marketplace in case someone is looking to sell and just throwing it up to see if they get any traction.
