Good Morning Investors, I am interested in BRRRR investing and am in the process of looking for my first investment (1-4 units) in the western suburbs of Philadelphia.  

Everyone should really know their state/local laws before developing an occupancy limit because some areas are starting to push for "communal" housing wherein a large group of people share a home  and act like a family by sharing chores, meals, common space, etc.

I wouldn't worry about it until the next morning.

Contacted the person on the ad this morning and went to view it later in the day.

Hello everyone,I received this message from the mortgage company I am using this morning: “One thing that I was told is that the interest rate would be around 7.875% with 1.25 discount points.”The interest rate seems high seeing my credit is over 700.

I have all of that stated in the lease (cleaning and the keys are due back no later than 8:30am next morning if not earlier and a charge for each day is not returned).

Good morning,I recently completed my last flip and I am kicking the tires whether I should just sell it or keep it as an Airbnb until I hit my year mark and 1031 it or pay long term cap gains instead of short term if I sell it then.
