But in general I think what drives me most to this category is I enjoy making a rental unit that is modern, clean and would be enjoyable for myself (even if it has vinyl plank flooring).

I try to at least keep up on the local Rochester NY threads and I was leaving work today when I saw the 'Rochester' SMS come through just after closing my laptop.  

He had a house (3 bed/2 bath) in Newport, KY (C to C- neighborhood, but very close to bars and restaurants where young professionals want to be) and the house itself is in good condition with some modern/nicer features.

You get to do a demonstration from your tablet / laptop and such.

And def some modernization maybe new kitchen and slightly updated restrooms. 

The sections are divided nicely and very detailed and simple explanation which makes it easy to grasp.I worked on it on my laptop at home and on my smart phone on the go.

They can withstand renter abuse and give a modern feel.

It gives the kitchen a retro modern flair with a lot of character.

It's a nice little  3BR/1BA ranch, about 50 years old, so it's modern enough that it's not going to have the issues a much older home might have here in NE Ohio.
