Hi, I am buying a house in South Phili for a short or mid term rental.Anyone has an idea about how hard to take the license and general process and period of the licensing from the town?

If the duplex is listed at $515k, you could probably qualify and use your VA loan for the unit you are living in, and they will be able to use the projected rental income of the second unit to cover that difference. keep in mid that loan limits vary by County. 

One of my mid term rentals in Upstate New York is going through a little slower period renting out this winter.This property is currently listed on airbnb.com and furnishedfinder.comDoes anyone have any creative ideas that they use to rent their mid term rentals out?

Hey Matthew, It sounds like you are looking for a mid-construction loan to finish this project and refi into a long term loan? 

If you tell him to quit you can find someone else but it would certainly be more as contractors dont like to start mid project like that and finish someone elses' work but its best that you have a more constructive conversation with him about his absence.

The mid term goal is for me to replace my W2 salary within 2 years, and shift full time to the management and expansion of our own portfolio, with the goal of replacing my partner's W2 salary within 1-2 years after that, so that he can join me.
