Those inputs are directly correlated to appreciation-- not just house value but also rental appreciation.

Also any input on how to tap into this market in the Bay Area would be greatly appreciated.

I like everything about Bigger Pockets BRRR calculator, but it doesn't allow for different inputs with inequitable partnership contributions/ownership.
