The once dangerous and lackadaisical downtown area is now vibrant and growing at a rapid pace.

I know there is a vibrant startup scene there and the whole co-working/office sharing scene is growing fast (WeWork, ShareDesk, etc.).I've been doing most of my searching and analysis with Excel and manually scrapping data, looking at listings on Breather to estimate pricing and demand, going through WeWork listings etc.I was wondering if there was any software or service you would recommend using that would help automate the searching process?

Some neighbors and tenants are simply habitual victims and have filed dozens of suits over the years.If you’re in RE long enough, you’ll be sued.  

Both of the others are habitually late, but they seem to eventually trickle in after a few weeks.

You won't change the people because their nature is cultural or habitual. 

I have a tenant who is habitually late (but eventually has always paid).

@Mindy JensenThat's great news for all as it shows that the vibrant BP community is neither static nornear its peak.There are a myriad of solid reasons why so many souls are eager to join BP, such ascommunity help and guidance, proof of others' accomplishments, camaraderie with like minded individuals, trove of educational material for free  to name a few.In joining BP newcomers and returnees invest their time in something that can bear financial fruit only by them taking action as they embark on their REI journey.

Habitually late payment tenants are the biggest headache tenants there is.

I agree it’s largely a spillover play from SF, but Oakland is gaining traction of its own as a vibrant city with **it going on!
