They usually spend one day going through the property checking everything for a couple of hours and move forward.

The only two ways to rectify this are (1) purchase the property far below market price or (2) significantly increase the property net income usually through some method of “repositioning”. 

I think the higher price agent is better.

Purchase price: $240,000 Cash invested: $60,000 purchased this distressed duplex using owner financing for $240K and a $60K hard money loan for renovations.

If you have a truly superior and/or unique product it will be easier to not have to compete with price. 

During 2021 I sold 2 properties which brought me 250k in capitol gains, due to the climate of prices then.
