My biggest question now is: What do I do once (if) I settle/close on this house?

UpdatesI have two BIG updates, I actually just closed on a home not for airbnb but for myself in an area I have been trying to buy for a year but investors have been bidding on houses like crazy in the area.

Need a lender who understands that clean title will only occur on the day of closing.

Let me tell you, there's nothing quite like the feeling of closing that deal and realizing that you've made it happen.As investors experience the profitability of our deals, they become more than just satisfied partners.

My question is I haven't raised my two bedroom rents at all because they are close to market value in my area. 

I know if I do not rent to students, we will not get even close to the type of rent we are looking for, but paying the mortgage with no rent is hard on my family and I. 

@Blake Kirby I just finished the first half of a successful 1031 exchange for BP clients from California...the second fourplex closes early next week.

I helped the owner structure the seller finance and off-market offer to be closed more easily (more accessible to the buyer) through mixed financing and a lower price.

Look at more deals before we close on a deal.

In my experience those that go alone often times don't end up closing any deals because it's information overload and they're drinking out of a fire hydrant and don't have any guidance to tell them what to focus on.
