Kids playing, mothers pushing strollers, mowed lawns, cul-de-sacs, off major roads, little traffic (so kids can play outside), good school district, walking distance or a short drive to shopping.

It's just a 2 acre plot that separates them.I plan on going the BRRR strategy route because this house is nice, located in a great school district, and in a booming suburb outside of Little Rock, and I believe it could bring $1600 a month in rent.

The school districts are really on it to reassess if you're buying it for a lot more than it's currently assessed.

In addition to having an excellent tenant pool and a great school district,  rents and home prices have been increasing steadily.I have a great escrow company that I have dealt with often,  Havent done a double close withthem, but I dont see that posing a problem for them.

AND, it seems that nearly every available property comes with landlord paid gas and water (for those curious, my agent and contractor saw it's a safe neighborhood, spoke with the police captain for this District, and has been told it's safe, and has a strong Community Council and neighborhood identity- just low income).

It's more of the bedroom community with Enstar, MEA, MTA, Troopers, the Main Borough presence, the School District all in it's city limits I believe.
