As a former full time Realtor 20 years ago, I just keep my license now for MLS for me.

It explains why they are usually in the lowest barrier space within the industry (until recently not even a license was required & many still operate illegally).As a Philadelphia resident and active investor in the city I fully endorse investing in Philadelphia but only if you’re receiving sound advice. 

I would actually suggest you spend that money to get your real estate license and hang your license with an e-brokerage. 

The best way to use your license part-time is to learn, take Open House opportunities, but don't overpromise and underdeliver.

I am wrapping up my licensing education with the intent of being able to buy and wholesale solo part-time, while keeping my full time job.How would I go about finding a brokerage that would sponsor me as a sales agent while allowing me to have this flexibility?

Unless you are a licensed real estate agent in the state the property is in, it's probably illegal for you to sell a property you don't own.There is a follow on point, but if you don't already know the follow on point, I'd find out what that is before the state board of realtors gets you into trouble.

That should be a violation of their license.

I like these areas as it has a good ratio of homeowners and renters and the neighborhood is already established 

I'm particularly interested in establishing a holding company that is a Multi-Member LLC with charging order protection so looking to place it in Delaware.
