I'm thinking that one of the reasons we're encountering this is because more investors (both pros and newbies) are purchasing properties for long term holds.

Has anyone encountered this problem on another counties auditor site and what did you do for choosing where to mail it to (the property address, or the white pages address?)

@Joshua Berube When you say rent to own are you implying:1) a lease (rent) with a separate option to purchase at a preset price; or2) an instalment where you set the price now and begin purchasing the property.The CRA has a different outlook on each and the tax implications will be different for both you and the vendor.With scenario 1) you really do not have any equity in the property, so you will likely encounter difficulty pulling permits, etc in preparation to demolish and rebuild.  

Or we can use a car metaphor: they can give you a great sticker price (low points) on the car if it's likely they will make up for it on the car loan.

Remember that most people you encounter with this are either issuing a cya report or trying to charge you for something to fix.

However, because I had encountered the infestation of scorpions after staying at the property over the winter, I had decided not to STR until I could eliminate them, so I switched insurance companies to save money until I can get the pests controlled.  

I've encountered a least two over the past good many years...vicious, evil, deranged...just my 2 cents.Also, with regard to ESA's, put a policy in place BEFORE someone requests the "accommodation".
