Scope of work to upgrade unit, needed to drywall and paint the entry way, put on new molding, tore up old carpet in dining room and living room and put down vinyl hardwood flooring.

When I got walked through the dining room I noticed a LARGE water stain that had not been there previously. 

There is a dining room right now that I am considering turning in to a 4th bedroom and going without a dining room all together due to the larger kitchen and new layout I am doing.
