Agree with @Paul De Luca, define what you are setting out to accomplish.

I live on a cul-de-sac, and our neighborhood land assessed values have quite a spread. -  As Josue noted if a property has had major improvements, the assessed value would reflect that; for example, pulling a permit to finish the basement requires an estimated cost.

@Tina Chau I would recommend the suburbs of Philadelphia, specifically Delaware + Montgomery counties.

I understand there are certain tax benefits in starting the LLC in Wyoming or Delaware, however, I am unsure if I need to create the LLC in Tennessee as this is where I will be purchasing the property.

My husband an I decided to do a spec home starting this year, and I am in charge of the business and paper work.Can someone advise me what would be better a NV or Delaware LLC?

@Trent Davidson Be aware, finding financing for non-owner occupied manufactured home de-titled on land does NOT exist, except from private money.

The accountant was also telling us about Delaware Statutory Trusts.
