My recommendation is to choose cities in safe and economically diversified areas with above-average income and population growth.

Not sure much is safe in Charleston though.

I really see Columbus Ohio as an extremely safe bet for the next 10-20 years.

If the fire department says it is safe to enter and you get the insurance adjuster out you will know when you can repair so i would give them the time before to get thier stuff.

I know he is not a Tenant (no lease) but better safe than sorry to cover your butt.
