Remember Dollar General is typically flat for 15 years just like pharmacy (CVS, Walgreens) so the dollar value deteriorates over time and location is not great with dollar stores most of the time.So Dollar store might start out at say high 6 cap or right at 7 but it stays that way versus  a restaurant getting 2% increases over 20 years the blended cap rate is much higher for return and location tends to be much stronger.

I sure hope you- or somebody- can do something with it, it really would be a shame to let it deteriorate. 

I wonder if the Indian reservations would be interested in 100,000sf environmentally controlled greenhouses instead of indoor growing facilities that use up $$$ on electricity and create other unpleasant issues i.e. moisture, premature deterioration, etc.

The Texas laws are A little vague but basically they say that if you have to make an improvement in order to protect the integrity of the house they have to pay you the whatever you paid at the auction plus whatever you had to do to make reasonable improvements to protect the integrity of the house plus a 25% penalty within 6 mos. what they mean by protecting the integrity of the house, if the windows are busted out and the roof is leaking, and the doors kicked in , you have the right to pay for the materials and labor in order to fix the house so it does not further deteriorate.

So, my question to you is this: Why has the quality of American leadership deteriorated so rapidly over the past 50 years?

The  existing  roof  structural  framing  will  need  to  be  strengthened  by  adding  new  wood  rafters  of  appropriate  size and any existing roof rafters  found deteriorated will  be replaced or  strengthened. 

Further not all cash flow is created equal, some is more volatile than others and some is more management intensive than others ... steady, growing, and more passive cash flow is worth more than volatile, deteriorating, and management intensive cash flow; the price differences that you are seeing between markets is partially that premium that the market is willing to pay, it is up to you as an investor whether or not the premium is worth it, but one should at the very least understand where the pricing differences are coming from; they are not arbitrary. 

Those kind of activities may cause deterioration of BP and hurt its reputation in the long run.
