If there was a booking, all we'd have to do is grab our clothes and head to our other house.At some point there's a good chance we'll downsize.Once we are prepared to downsize, and have purchased that home, that's when this would come into play.

If the tenant has to pay the money you better believe they will tell you about it.The tenant also lets their buddies come over to wash their cars,the tenants takes extra long showers,and also lets friends come over and run the washer and dryer constantly because their friends do not have a place to do clothes themselves.I have also seen on a building before where the rent included the power bill.A tenant had the A/C on with setting at 60 and a blanket on themselves because they were cold.So long story short you want the tenant to bare the burden of all utilities.Trash can be included with apartments as that is simple.Utilities can eat a landlords cash flow ALIVE.

Look at water bills for the 2 years.Look for any leaks that run up the bill.Tenants take long showers,let friends use washer for clothes,and have friends come over to wash their cars.Water is like liquid gold and high usage and leaks can kill your bottom line.

Do not leave dirty clothes on the floor or food, wrappers, cigarette butts etc. as they all attract bugs.If you keep your place clean and have pest control and also put down the boric acid or have someone do it usually it will make the bugs move away to the other connected units.

Voting just adds to your justification, you can only vote based on your residency in a district, declaring that for voting is just a justification as we don't have voting requirements to be registered.As to zoning, if you have a bed, a means to prepare food, personal items like soap and a toothbrush, a place to sit, a couple changes of clothes in a closet, no city or county type can give you any flak or claim that isn't your address, nor can anyone else.
