We get an occasional complaint about other tenant's water usage but we basically indicate the water bill allocation was advertised when they committed to the lease and has not changed.

Do not use % allocation for CapEx because CapEx does not change with value of property (it will change based on size of property however so need to consider that aspect)Maintenance - I typically bake this into CapEx costs which puts the total closer to around $225 for a 1,500 sqf SFR (also dependent on quality of property, upfront rehabbing, etc.).

This has proven to be a very challenging and cumbersome process. the more I get in to this business the more I hear that pre-foreclosures and distressed owners may be a better allocation of my time and efforts.
