The other unit has basic appliances and countertops, and took a few weeks longer to rent.For my Trenton, NJ properties, everything is basic, appliances used but nice, houses freshly painted and clean.

The seller either has to replace the A\C unit with a comparable one (not necessarily new). or provide some other type of concession to meet the obligations of the contract.The last deal I took pictures of the entire house, rooms, appliances, counter tops, inside cabinets, ceilings and even the A\C\handler, and water heater because it was an AS IS, Where is contract and digital pictures don't cost anything.

I plan on replacing the outdated appliances, installing granite counter-tops, and installing new cabinets and lighting.

Take time to look at open properties in the neighborhood and see what they offer -- granite countertops or laminate?

For years most rehabbers in the District of Columbia have used the standard granite countertops in kitchens and baths, usually with a granite backsplash, in one of about 4 basic color groups.

We would do a fair amount of the labor work but sub out specialty services... cabinets, counter-tops, electrical, plumbing, etc...

They'd rather have granite counter tops, travertine flooring, and swimming pools!
