So all of a sudden you have a decline in collected rents, your cash-flow sails out the window, you're paying 18% on credit card debt, and with lower equity you literally can't afford to sell the property because you can't afford the debt payoff and the realtor commission, closing costs, etc.

Your agent may have a team member who can show you the place instead of the listing agent or can arrange with the listing agent and ensure their commission is safe and you're protected from an awkward situation.

Also would they give me commission even though its for myself? 

That way you can buy houses from distressed homeowners (wholesaling) and sell the homes in good condition for a nice commission.
