typically as others have suggested the 3s and 4s do better for investments, but the 2s tend to be in better locations and command much higher rents per floor, they also get you much better tenants as it is easier to divide up parking and yards etc by 2 then by 3 or 4, also repairs, especially electrical are easier on a 2 as you can get to everything from the attic or basement.

Taking this approach seems like it will put me at a pretty serious disadvantage compared to other investors though - primarily from a volume perspective (i.e. investors closing 5, 10, or 15 deals a year would command more attention/preferential treatment than I would, closing only 1 deal a year).

Am I incorrect to assume that turnkey companies have to buy a salveagable structure at $10k tops and have the rehab under $20k in order to sell as a fully renovated turnkey investment at $50k-ish that commands a $650-$750 per month rent?
