The closest one to me is about 15 miles so the demand is there, but I know that this would be a crazy expensive project and difficult. 

My current rents on this deal are 38% higher than the closest comp that was used.

Just like any market there will be a dip at some point and right now is the closest we have seen to it. 

Zip codes to look at: 29209 (get you closest to the HWY that leads to Shaw, and closes to Fort Jackson). 29205 (area between Five Points and Beltline - great area for students). 29201 (near downtown and William Brice Stadium).

They are all townhouses in the two closest towns to our primary residence.
