i cover pest control and lawn care on my stuff. keeps down on issues and i know the place looks good. for my student rentals i also build in a quarterly cleaning fee where my cleaning lady comes through and does a deep clean. extra eyes on stuff and parents happily pay it to ensure their kids have a solid spot. pass through cost for me and well worth it.

The advice of the prior two posters: "speak to your CPA" is spot on.If you are investing in syndications that have activity in states outside your own, your tax situation is sufficiently complicated to onboard a professional.

Ohio markets show up 3 times in Zillow’s 2024 hottest markets, with Columbus and Cincinnati taking the top 2 and 3 spots.

This scenario doesn't bode well for a 4k, 2 bedroom townhome in a nice location but not the hot spot where the action is walkable.Sell if you can and look for a better opportunity to invest.I have 20 rentable units.......all considerable lower cost than yours and I am finding it harder to keep the rents I have now.
