If the property sits for a period of time, the Realtor better yet the broker who owns the listing (all listings belong to the broker where the Realtor works) will have a discussion with the Realtor and maybe with the client too - to get the price reduced.

time for a new agent. every agent has a duty to present all offers to a seller, you should of received a response in writing stating either acceptance, rejection, or a counteroffer. i would contact the broker and have him do a little investigation, after all all listings belong to the broker.
