With 30 year fixed traditional loan we can only acquire it in our name and I hearing the deed trasfer after closing to a LLC does little to really protect the owners.

Those who aren't getting creative are buying negative cash flow/break-even or acquiring their deals off-market.

It makes no sense and shows how horrendous the "training" is for wholesalers.I personally wont fund may deals brought to me that are being acquired through New Western full stop.

Hello @Nilusha Jayasinghe  From reading the above, the only option for you to go through this process is if you acquire the building and legalized everything about the basement unit.

They are all really expensive but if it results in acquiring a large asset (or many), it is an investment I will gladly make.
