I don’t know your sources of information but they are generally mot accurate.

Legal is read by the crier ( which are usually process server companies who do this as an income source no sherrif present)...

I personally also factor in a location where it is easy to have someone that help me remotely source the deal, rehab it and then manage the property all under one shop.
