The carpet we had picked out is an industrial grade carpet, dark tan (brown) in colour which goes well with the Behr Gobi Desert paint on the walls.

I wouldn’t categorize it as seasonal as the desert and surrounding areas around PS get year round traffic, though I would agree some months are better than others.

The property does make the 10% rule where you want 10% rents/purchase price, at about 10.8-12.3% The town of Duck seems to be a more favorable location then most other towns in NC, more boutique stores and restaurants, not like the tourist franchise areas of KDH and NH, nor the deserted windswept dunes of Corolla or Rodanthe/Buxton in the south.

For anybody considering an STR in either the mountain or desert areas of unincorporated San Bernardino County, the information can be found at https://wp.sbcounty.gov/ezop/p...In my assessment, the real value of lake rights won't be realized until you sell the property, because STR tenants/guests can't really use them.

Great idea Matt, only I am leaning towards Robert De Niro or Joe Pesci playing me with a final seen in either the corn fields or the desert with a hole about 6 feet deep.
