I would suggest doing some digging here on the BiggerPockets forums regarding the LLC strategy, this has been discussed on several occasions and there is great information out there.  

And I have never (in the long run) regretted hanging onto a property, even if (in the short run) I've stressed out about spending much more than I'd hoped to renovate it and considered committing arson on occasion (kidding) (kind of) (but really... just kidding). 

They are unprofessional, have gotten angry and yelled on more than one occasion for minor misunderstandings.

We still get some students on occasion. 

I've had occasion that a tenant gave me a friend's number to act as a prior landlord. 

My team has done cash for keys on several occasions.

Luckily, we had a back up property management company that has been absolutely incredible.To top it off, working in the swimming pool industry, we were absolutely swamped, so much so that I almost had a heart attack on 2 separate occasions because of the amount of stress.I had elected to focus on work until things slowed down.

The city of Denver has actively made it difficult for STRs and arrested 4 people on 3 different occasions in 2019 for signing an affidavit that their STR was their primary home, when it was not.

I have run into issues having to correct national ones or do their work for them on other occasions. 

@Tim RichterThere will be days when you get your nards kicked into your throat , on such occasions you will need a heavy dose of “why “power ( not will power) because will power doesn’t last and may not be enough on some horrific days where everything goes smash (and they will come ).
