I have reached out to couple of national and lcoal banks and unfortunately, most are strapped by the six month holding period and only allows take out of the purchase price + the closing close. :( its a shame.

If you don't want to use a partner then you will need to strap in to pay A LOT more than 10% interest on a HM loan for the down payment.

We had to add plywood, use leveling compound, then a uncoupling mat (wanted to ensure the old wiggles wouldn't bother the tile) and grout and tile to get the correct height.
