It has french doors on it, so I can lock everyone out if I need to.  

They will tell you to wrap the house, add French drain system, etc and still not fix the problem.

Pardon the french, but my tenants understand from the get-go that it is no ******** with me.

I parged the walls but it didn't eliminate the leaking, but being a low profile root cellar type basement with antiquated french drainage it suffices for now.Thankfully the front area (30x15) of the basement was built as a 'bomb shelter' so the solid poured cement walls & ceiling do not leak or bow & definitely supports the rest of the building.

We're seeking recommendations for flooring contractors to bid on tile removal and wood floor installation; bathroom / shower tile replacement; and a finish carpenter to install crown moulding, wainscot and replace sliding patio doors with French doors.This bid is for our personal residence, as well as future rehab properties.

Will make it a point to review the exterior again and secure that.Do you currently have a french drain/ sump pump in your basement? 

Have them come to you because of non-financial reasons, like:1 - Getting a job transfer to your property's area, and not sure if the one year contract will be extended once the project they were transferred there for will still exist.2 - Wanting to try out a house before they buy3 - Having approvable credit, but no down payment, so they LO to buy time to accumulate the DP.4 - Can't get credit approval because job is new.5 - ...and many more.
