Hi @John-Michael Esposito:If you can figure out how to contact the other lien holder, you can certainly offer to purchase the lien from them, in which case they would assign the lien to you.

Also most warranty deeds except out restrictions, taxes and easements of record from the warranty, so if the title company didn't take exception for an easement and an easement holder shows up it probably won't be a breach of warranty but it would have been covered by the title policy.I'm not an attorney and this isn't legal advice, it's just my opinion.

She also mentioned that in order to pull off a deal like this, the title company would need a written approval and instructions from the lien holder.

If you can find someone that will give you some cash and be a second lien holder on the property then you would be able to flip it with hard money.

However given the unique circumstances we have to get hard money for 3-4 days to close adding the assigned to the note with the original contract holder.

Some stuff is so small it doesn't matter (paper towel holder breaks), but sometimes it's something I am already planning to replace, covered by warranty, 2nd or 3rd time the item has needed repair, so it needs to be replaced, etc.
