Can be 30% of the cost to build from ground up.Storage, not cell towers, is my area so take what the rest with a grain of salt.  

Sounds like you are doing great ... now you can network with local investors and merge what they are telling you for your specific market with what others from BP in a different market (with a grain of salt) are telling you ...

I work full time, have a family with small kids and I’m located in Salt Lake City, Utah where Ican’t find cash flowing properties, much less in my price range (~70K all in financed with 20% down payment).

Other than those, take whatever they told you at those seminars with a grain of salt.

I'm a homeowner but not an investor yet, so my opinion is salt.

Guys that are worth their salt in this market are typically booked weeks out if not longer. 

They are the most valuable person on your team. any advice you get from BP concerning legal or taxes should be taken with a grain of salt.

I am in OKC, so the market is likely pretty different so take this with a grain of salt.
