Just trying to get a sense of this.If I were to flip one house that I bought under my name and sell under my name.And if I have a regular full time w2 job.Would that mean that the flip would be considered short term capital gain and taxed at regular ordinary income but that I would not be considered a dealer and - as such - would not have to pay all the self employment taxes involved with that?

There's also the dealer tax, which would be applied on top of the short-term capital gains rate.

Much easier and actually turns out to be better cashflow.I had enough drug dealing, shootings, assaults on the managers, stolen autos, keyed cars, graffiti, and verbal altercations to last a lifetime.There was one manager that was very successful with the residents.

HOA's are no different than single family homes that could need a roof replacement, an unknow code violation due to structural/electrical/plumbing issues or a drug dealer that moves accross the street after you acquire the property.

Jeremy, i simply don't want the liability of potentially being personally accused of 'id theft' and the likes of 'negligent enablement' thereof in today's highly litigious America where it seems like 50% americans are prescribed some sort of psychiatrics drugs and the other half on recreational ones; and the average civilian being practically a professional 'crisis actor'. frankly, and im not even kidding, 10-20 years ago it used to be that young adults wanted to be rock stars. now its practically like every one wants to be 'lawyer'?
