Gas would be better for heat, cooking and hot water in some folk's preferences (including mine).

Then, next time they apply for their next mortgage, it's obvious to the underwriter that you never moved in like you promised, and then you go on a list, and then your goose is cooked.

@Louis Cooks, Start by deciding where you want to invest ( your niche), then look into BP at that particular area you are interested in.  

Best practice is to make the call to change the utilities at lease signing, together.Be aware that tenants without electricity sometimes do dangerous things, like use candles for light, charcoal/gas grills for cooking (sometimes inside!)

He is renting out to 12 students each with there own room and hiring a part time lady to cook 2 meals for them a day, clean twice a week and run errands..
