There is a lot of value in Glendale, Central Phoenix, and South Phoenix.

I’m a newbie and looking to get started in the Central Ohio area.

Commercial industrial spaces in my city go for about 600k (3000sqft bad/non-central neighborhood with lower ceilings) to 1.6million (5000sqft decent central location, high ceilings). 

Nothing money can't fix, but these older duplex in central SF are 70-100+ years.

Several of the source properties need new heating and a new central AC including duct work. 

I think small town PA is one that is pretty good in that realm I have been funding deals through out the central and eastern part of the state in what I would call under the radar.. and they seem to work.. but my vendors are highly experienced RE brokers so they know their stuff.
