Several weeks back I was browsing Brandon Turner posts and BP articles on my phone.... and read an article entitled something like "14 Questions I Ask on my Rental Applications" or "12 Questions for Tenant Applications" or something like that.

I have browsed through BiggerPockets for a couple months now and am finally in the position to purchase my first rental/investment property.

I would browse the discussions on here for a ton of information on investing in college towns.

During this time I am soaking up as much knowledge as I can, reading books, listening to podcasts, browsing the BP forum ect.In an effort to use my time in the most efficient way possible, I would like to get some hands on experience and work for someone as boots on the ground. 

I had to selected a closing date 45 days from now with hopes that I get everything ready to go by next month, given the fact that I made the sale contingent upon the property being approved to become residential After browsing some things I read on the forums it looks like I may be off on my timeline here by a couple months.

I don't think so either. before i became realtor i just browsing Zillow and find comps for sale in the same area and compare their condition.  

Will definitely keep these in mind when browsing for distressed properties.

A recommendation would be to browse the Short Term Rental forums on BP and you'll see all sorts of successful plans and methods.

I know that MLS is easy for anyone to browse smaller residential.

I never received it and have been browsing the site trying to access it.
