Your best bet is either find a lender who specializes in that range such as auto/boat/motorcycle, etc. or you have to go to the usual advice of a local credit union or bank that will lend from their own books.

I was on the same boat as you maxin out my roth IRA and such.

They cover over the underlying liability for the premises, autos, boats, etc. for a personal umbrella. 

(also thought about it being boat storage until local development catches up so at least it would cashflow something) going to wait for about one year, before we take any major action (Bridge Development should be rapidly moving along by then - Completion date for bridge is 2024)

I am in the same boat Mike - problem is that our housing stock is old, so NASB requires 40% down, which in my case is another 30k.
