I'm no attorney, nor do I play one on TV... that being said.

With the exception of a few bad apples the vast majority pay on time.

It helps me compare apples to apples given my personal operating assumptions.  

Anyway, I have been sitting on the sidelines listening to podcast, reading posts by others, dreaming up rental property developments on parcels of land for sale in my city area, watching flipping shows on TV.

Most of my out of the office work can be from a laptop or iPad while watching crappy reality TV so it's not like I'm spending my life "on the job", thankfully.

but saying "perfect for students" is steering, and will probably get you into trouble sooner rather than later...I am not a lawyer, and I don't pretend to be one on TV either...

Stop watching that flip crap on TV and get out into the street and find your own contractors and prices.Sorry to be short and cranky, but I am old so it is OK.  

If you have them all scoped out apples to apples and plan on a signed contract, then go with your gut.

Probably not .. its apples to Oranges .. so when you talk about all your deals in Tacoma that's great for you. but you are not a starter investor just like I am not.. so what works for us is totally not realistic for beginners..
