yes and I am starting to see some seller financing that just completely ignores those usury laws.

I am based in Virginia and licensing requirements here seem manageable.

When Helene/Milton hit we had local displacements and I suspended any rising rates (rising naturally due to spike to demand). 

I also have a ton of property management experience and offer tenant placement.

And i spend my time making deals or typing BP responses.:) And travelling to my clients place of business and helping them do RE deals..

the little nuances one learns in the foreclosure bizz... states with redemption rights are very tricky... in Oregon the rights sunset after 6 months.. so many investors if they don't have the rights ( ie can't find the person who lost the house) Or does not want to pay someone who bought the redemption rights and is holding them hostage.. they just wait out the 6 months and go about their bizz...

I have 0 experience managing STR properties, but lots of experience using Airbnb from my travels 😅 I am halfway reading Avery Carl’s book on STR.

I used the local MLS and I am a REALTOR so I negotiated off my commission to get a better deal.

My goal is collect income from the property and I expect the value of the property to rise as well over the next few years.
