It’s been a learning experience, and I think this is the push I needed to start looking at properties that the value comes from the NOI.

Looks to be enough room to make money but just be sure you're very confident in the comps in the area the property is in. 

What other investment strategies are you looking into? 

I'm actually not leveraging bonus depreciation at the moment, and am looking simply to offset normal expenses (including standard asset depreciation) against non-passive (W2) income.
