A 1031 exchange will allow you to sell your building and use the proceeds to invest in a small multi family and/or medium term rentals.

Buying a turn key rental, in an area you know or knew well, with a property manager you've met and trust, in an area that is large enough for you to have other options to find contractors and property managers? 

The one negative is with multiple tenants in a house is potential for conflict among each other but could be reduced by screening all of them well. 

You could also mitigate risk with a surety bond as well.
