We stopped using the water for anything but washing and planted grass in the yard.  

I imagine rents would also be rising in that environment, so it might be a bit of a wash, but really unsure.

Just want to cover the increased utility cost and not have to deal with maintenance or money collection on the machines.

If you don't, you are looking at getting into credit card problems.Even though we are paying a little more on the contractors, it is almost a wash compared to carrying costs if we financed through HML or private lenders.

The buildings haven't been power washed in forever.

It's really no different than refinishing existing flooring or repainting, replacing a broken window, or buying a new washing machine when the existing one dies.Now if you were to do something like upgrade to hardwood floors from carpet, that might be a different story.
