Considering that there are no pictures of the interior, it is being sold "as is", and it has been on the market for over a year, that screams red flag to me. $10,000 of repairs might be an extremely optimistic estimate for repairs.

Many thing in the real estate market were unreal and screaming "unsustainable" in 2004 to 2006.

Not only do I highly doubt that will work for him in the courts, it should be a gigantic screaming-loud-bullhorn to anyone who would ever think to do business with him. 

One of them burnt all his belongings in the front yard and walked of screaming that he would rather " go back to the shelter than put up with all these cops"

If it's someone riding your azz screaming "GET TO WORK", well, go get married, lol. 

Obviously you can spot a great price or a very bad price on a job, and anything that doesn't scream out great or horrible, is at least 'within reason'.. so really just any idea on where you think if any I should look to get more quotes.   

@Carson Wilcoxyeah, i get that. that's the fine line i'm talking about...she's getting paid when we find the right house, it's her job, etc. but on the flip side, she can run screaming for the hills and i'll have to find another realtor and start the whole process over again. it wasn't easy finding her!

Most likely their reservation people live nearby and can talk firsthand to visitors.  

If the 6 unit were mine, I'd think about having (2) metal pick-nick tables, a matching trash can, (2) pole mount charcoal grills and fire pit, with a shrubbery border to make the area its own space.And for residents and their visitors this sign.
