Well Pilgrim; it might actually be better to ask for an attorney referral, since providing specific advice on the drafting of a legal document sounds suspiciously like the practice of law.

Two brand new accounts that don't even have a profile picture reviving a zombie thread to shill an expensive course with grandiose, positive only comments, while even using some of the same language, is extremely suspicious, fwiw.

From the information you gave, it sounds suspiciously like a parcel that the developer of the property next door needed to reserve as dedicated open space for the housing he/she built and is now looking to unload the tax burden. 

I’d also work out a simple “excuse” of why he couldn’t go downstairs last time, if he seems suspicious or brings that up.

I'm also suspicious of people's cash flow numbers as many don't seem to incorporate cap ex expenses, monthly maintenance costs and opportunity costs or increased mortgage payments if using home equity loans/lines of credit.

The fact that he does not want to add his girlfriend is also suspicious and I would not accept him without also adding her to the lease and doing a background check on her.

I don’t know if im being overly suspicious but it’s not impossible for a buyer to go ahead and cancel me out of the deal and find it on the market if they know the town and numbers you know… I’m open to learn though.
