You can get cheap building materials usually from Habitat for Humanity ReStores (if you have any around).Then, your nights and weekends are going to spent sacrificing every moment getting those units fixed up to the point they are rentable.

Long story short, you don't need exact comps, but you want them to be relatively close in terms of age, condition, size, style, etc.

While I invest in multi families I have developed a certain style of 2 family or even mother daughter single family that I find works really well...I Strongly prefer the 2 family that has a bigger apt on first fl.
