Point being, you can get $200+ per door in net flow with a smaller investment.I would recommend talking to a few different operators in markets you like and getting some solid raw data.

After the work has been done, if you still feel raw about it, you can always go to small claims court and see if the judge will see the shocking (sorry) truth of your side of the case.
