I need advice on the best way to get the equity without getting killed in taxes.I have thought getting a loan for the remaining amount that I owe them, but with me not owning it for two years, I'd have to pay capital gains tax when I sell it.The other option is for my parents to sell it and then give me the equity, but they would have to pay a gift tax.

The only problem you may run into is having enough funds for down payment/closing costs, so a co-borrower may be required and/or you can obtain gift funds.Another possible solution would be to go FHA route and find a fourplex.
