Im still deciding on a few markets, Tulsa has popped up on rare occasions as well.

I've watched my parents lose more than half of their retirement investments (401k) on several occasions due to stock market corrections, and I've realized that nobody knows your worth better than you do.

I would suggest doing some digging here on the BiggerPockets forums regarding the LLC strategy, this has been discussed on several occasions and there is great information out there.  

And I have never (in the long run) regretted hanging onto a property, even if (in the short run) I've stressed out about spending much more than I'd hoped to renovate it and considered committing arson on occasion (kidding) (kind of) (but really... just kidding). 

They are unprofessional, have gotten angry and yelled on more than one occasion for minor misunderstandings.
