@Connor Heaton, I agree with Gino, that some HOAs cover exterior items, and some only cover certain items.But beyond, the specific items covered by this HOA, they will also want to understand how well funded the HOA currently is for items.  

@Roberto Rodas, I would argue your biggest expenses are going to stem from capex items and tenant damage.  

I have a professional maintain it, and it is a charge (in the rent) not a line item so it's 'included' as my LTR is also in an HOA and I do not tolerate lazy/ non compliant tenants.

The issues on the inspection report were few and mainly related to safety which speaks to the quality of the rehab that was done (e.g. no expensive CapEx items). 

You're going to want to follow the following general rule of thumb:- 0.5 mile radius- same zip code- Sold in last 3 months- Same unit count- Same bed/bath count- Same square footage(this is not fully exhaustive but they're the big ticket items)If the appraiser selects comps that are closer matches to the above than the comps you want to use, you're going to have a tough chance arguing for the usage of your comps over theirs.
