When looking for a property you want to think about who's dumping couch's and mattresses illegally in the alley.

Insurnace 1k and then lender junk fee's  admin doc review and any other way they can couch it that is normally 1k to 3k  on  top..  

Things like couches, side tables, lamps, dining room table, rug, and some cheap artwork for the walls.

So if I didn't have a full time job, I would have more couch potato time and better tax benefits. 

And by jersey law they have residence here if the sleep on the couch for more than a day.

I'm going to agree with @Ben Einspahr here, that a rent-by-the-room typically doesn't make sense for MTRs or STRs, as they are a very Niche market (Now that might change, with Airbnb bringing back their couch surfing aspect).

Don’t get me wrong, I’ve yet to encounter a realtor or seller that understand it at all. .. but heck I’d do it if I was about to walk into a large capital gain or could cash some “sittin on the couch making bank” type cheque’s.
