I admire your drive.....18 yrs is young to be doing this, but it can be done.However....if you came to me and said you would handle the rehab and management of the property, I would ask you to show me proof of any experience you have had with construction, management or anything else related to Real Estate.

Hello Investors communityIn contract to buy a duplex in Lake Havasu city AZ, we have 1 of the tenant that has been there for 17 yrs, receive HUD rent  assistance basically a section 8.If we send a 60 days notice ( month to month lease - should be 30 days notice ) to evict , will HUD can oppose to eviction  ?

Scott - thanks ..several  answers and comments  ....1) have him check with a  local title  / escrow firm to see if there are any  fees/ costs  associated with  removing the parents from the loan and title  ( some states have   taxes  to pay when adding or  removing a non married person  to title )   2) using rental income on the  home is  possible to use for  qualifying only if there is history of this income being reported on his past  2 yrs of  returns  .....has this  been  reported   3)  what are  his  debt / income ratios   just using  his  verifiable  income  ?

Paying off the truck will open up another $400 in cash flow a month allowing me to either save or double my monthly boat payment.For amplifying info, our current debt is our home, one vehicle (another paid off), and a boat (yes, we bought a boat at 30 yrs old because we had the money and wanted to enjoy it the most amount of time possible while we knew we were going to be living in an area that we could).

If you walked away from a a high level position at a RE Private Equity shop or REIT and went out on your own, assuming the market cooperated and kept valuations reasonable, 5-10 yrs seems reasonable.
